Goes without saying that its been frustrating times right now, market wide, but especially in the land assembly segment. Zero sales in the past 2 months and 94 comparables so inventory is really stacking up. Highest and best use at this point is definitely as residential homes with 'future potential for land assembly'.

What buyers and developers are responding to
While inventory is high, developers are being highly selective. High interest rates and labour shortages have led to many land assemblies "lingering" on the market. Assemblies in locations where the OCP supports higher density — in the 2.5 FAR (floor area ratio) as well as transit-supportive corridors — are currently the most attractive to buyers looking to de-risk.
