Kelowna Land Assemblies · Kelowna, BC

A Personal Note

Where things stand with your listing

Goes without saying that its been frustrating times right now, market wide, but especially in the land assembly segment. Zero sales in the past 2 months and 94 comparables so inventory is really stacking up. Highest and best use at this point is definitely as residential homes with 'future potential for land assembly'.

Market Snapshot

What buyers and developers are responding to

While inventory is high, developers are being highly selective. High interest rates and labour shortages have led to many land assemblies "lingering" on the market. Assemblies in locations where the OCP supports higher density — in the 2.5 FAR (floor area ratio) as well as transit-supportive corridors — are currently the most attractive to buyers looking to de-risk.

Key Insight

Views are on par with similar listings, but it is crickets out there right now. Although our marketing is stronger than most, we remain at the mercy of investment. Portal activity is comparable to last month.

Key Insight

Audience engagement has declined naturally. The same indifference to buying — unless priced in line with expectations and risk-offset — has carried over from last month.

Summary & Action Plan

Where we go from here

Market uncertainty persists. Investment has generally left BC for AB and SK. Once investment does return, the order of sales will be: higher-density opportunities closer to downtown, then Glenmore, then Rutland.

Action Plan

  • Continue to maximize visibility via MLS rotation, updated photography, and timely inquiry responses.

  • Targeted campaigns and social media remain active to attract out-of-town buyers and key investor segments.

  • Market monitoring is ongoing; new comps and sales trends are reviewed here to keep your listing competitive.

  • Market Watch created for both properties (separate email).

  • Preliminary CMAs prepared for both listings (separate email).
